As modular and high-rise construction methods evolve to meet the growing demand for faster build times, improved energy efficiency, and greater regulatory compliance, the pressure on building envelope solutions to deliver more — with less complication — continues to grow.
Proshield® is Don & Low’s latest innovation — a self-adhesive, high-performance membrane engineered to meet the specific demands of modular and high-rise construction.

Performance Where It Counts
Proshield® is a fully self-adhesive, vapour-permeable, airtight air barrier membrane designed to deliver superior airtightness, moisture management, and fire protection. It’s engineered to meet the high-performance demands of factory-built modular units and high-rise building envelopes.
Proshield® weighs 270g/m², and one of the membrane’s distinguishing characteristics is its three-layer structure, with an adhesive coating on one side and a transparent silicone-coated PET release liner. Unlike typical membranes, which often require primers or mechanical fixings, Proshield® adheres directly to a variety of substrates, including OSB, steel, fibre cement, gypsum board, concrete, aluminium, and wood. This adaptability makes Proshield® ideal for offsite construction, where mixed materials are common in modular units — combining high tensile strength with a significant contribution to thermal performance.
Whether applied in the factory or on-site, Proshield®’s fully bonded installation ensures a continuous airtight seal across walls, floors, and roofs, significantly improving energy performance and lowering air permeability scores.

Built for Real-World Conditions
One of the biggest challenges in modular and high-rise projects is maintaining the integrity of the building envelope during transportation, handling and construction, especially during unpredictable weather. Proshield® meets that challenge with a W1 water resistance rating under EN 13859-1. It can withstand over a metre of water pressure without leakage and is ideal for exposed locations or poor-weather installations.
Proshield® has also been tested to BS EN 13501-1, achieving a B-s1,d0 fire classification* — exceeding current regulatory thresholds for modular and high-rise applications and ensuring confidence in compliance and occupant safety.
With a low vapour resistance, Proshield® maintains airtightness while allowing trapped moisture to escape — preventing condensation, mould, and internal structural damage.
Practical Design Details That Make a Difference
A standout feature of Proshield® is its bright blue colour and printed grid, which allow for quick visual checks and accurate alignment during application. The membrane adheres reliably to a wide range of substrates — offering true material flexibility for modular systems.
Don & Low also supplies a full suite of Proshield® tapes and preformed corners to ensure airtight continuity across the building envelope. These accessories are colour-matched and purpose-designed to efficiently seal windows, doors, and complex junctions — without additional sealing products or steps.
Sustainable Innovation, Engineered in the UK
As the UK’s only vertically integrated manufacturer of building membranes, Don & Low controls every aspect of Proshield®’s production — ensuring consistency, quality, and responsive supply. This also enables bespoke branding options, allowing Proshield® rolls to be custom-printed with your company logo, increasing brand awareness.
Sustainability is built into Proshield®’s DNA. The membrane is manufactured with at least 20% recycled material. Don & Low supports full transparency with a verified Environmental Product Declaration (EPD) — detailing lifecycle impact, energy use, and material sourcing.
BBA certification is underway, reinforcing the product’s compliance and long-term performance across UK construction markets.
A Solution That Works as Hard as You Do
Proshield® is not just a membrane — it’s a specification-ready, high-performance solution built to meet the practical and technical demands of architects, specifiers, contractors, and developers operating in offsite and high-rise construction.
It helps you build faster. Build smarter. And build with confidence.
