Project Overview

This is the biggest shared ownership scheme in Bristol, featuring 152 apartments that are a mix of 1, 2, & 3 bedroom. 66 of the apartments are shared ownership, with the remaining 86 being affordable housing. The apartment also features 3 commercial units and underground parking. This site was particularly challenging, so much so that several other construction companies had failed to solve the issues it presented.

The site is on the banks of the River Avon, and has a naturally steep topography, meaning that scaffold could not be utilised. Additionally, the site runs parallel with the A4; the busiest road in Bristol. The site is also highly constrained, with the footprints of the apartment blocks being virtually the size of the site, and residential properties in very close proximity. As MMC specialist it was clear to us that an offsite solution would be key to unlocking the site.

The project was modelled in BIM so our solutions could be fully considered. By using offsite, we were not only able to deliver a scheme that others said could not be built, but we were also able to do it in just 99 weeks; saving 42 weeks as compared to traditional construction methods. The project was also approximately 20% cheaper than traditional solutions. The project is incredibly green. In delivery, the factory constructed panel system helped to minimised waste on site, as it provides a uniform high level of quality, so there is no waste due to damaged or defective panels.

Additionally, the quantity of panels is carefully predetermined, and delivered on a ‘just-in-time’ basis, to avoid waste. The panels were delivered to site in kit form, reducing the volume of deliveries by 90%, and therefore reducing carbon footprint, improving local air quality, and mitigating disruption. The use of the panel system also reduced the labour on this site by 40%, mitigating the carbon implications of getting additional operatives to and from, and accommodating them on, site. The development is also sustainable in occupation. The pre-cast concrete sandwich panel system provides an enhanced level of insulation for the homes, which will reduce fuel and energy costs for residents due to its thermal properties.

As a whole, the panel system is completely indestructible, is fire retardant, and has U-value of 0.18 W/m²·K; demonstrating a good level of protection against heat loss. In recent air tests the panel system is exceeding requirements, achieving 1.25% pascals per second/per hour, therefore net zero in operation. Solar panels and green roofs were provided on every building to further enhance the eco credentials of the development.
