MCCG in joint venture with Modular Build Ltd is proud to announce the delivery of a landmark care home development in Apley, Telford. Believed to be one of the first purpose-built nursing homes in the UK delivered using a fully volumetric modular construction approach for the over-65 sector. The 81 bed, three-storey care home has been developed by MCCG alongside its JV partner MBL, with modular construction delivered by global industry leader CIMC Modular Building Systems.

This pioneering scheme marks a significant step forward in how high-quality care facilities can be delivered across the UK — combining speed, precision, and scalability to address growing demand for elderly care provision. Manufactured offsite in CIMC’s advanced production facilities, the modules were fully fitted, including mechanical, electrical, and internal finishes, prior to being transported to the UK and installed on site.
The Apley scheme demonstrates the power of modular delivery:
• Modules delivered and installed in just 8 days
• Up to 50% reduction in construction programme
• Up to 70% reduction in on-site labour requirements
• 95% prefabrication, significantly reducing waste and improving quality control
The result is a faster route to operational readiness, enabling earlier occupancy and improved returns for investors, while maintaining the highest standards of care.
CIMC Modular Building Systems is part of a major international group with a global footprint and has delivered over 200 modular projects worldwide across sectors including healthcare, residential, and hospitality.
Through this partnership, MCCG is bringing world-class manufacturing capability into the UK care sector, combining it with its own expertise as a leading developer of turnkey care home schemes. MBL, as MCCG’s joint venture partner, has played a key role in supporting the delivery of the project.
The Apley development forms part of a wider strategy between MCCG and its partners to roll out a pipeline of modular care homes across the UK.
The collaboration with CIMC is underpinned by a shared ambition to deliver:
• Faster construction programmes
• Greater cost certainty
• Replicable, standardised designs
• Scalable delivery across multiple sites
This project represents more than just a single development — it signals a shift in how care homes can be designed, built, and delivered at scale. By combining MCCG’s development expertise, MBL’s partnership support, and CIMC’s global manufacturing capability, the Apley scheme sets a new benchmark for the future of care home construction in the UK.
