Project - Building 11 - Royal Arsenal Riverside
Sector - Residential
Technology - Offsite
Company - Berkeley Homes (East Thames)
Building 11 is a particularly unique building at the heart of the Royal Arsenal Riverside development in Woolwich because it combines the refurbishment of a listed building with the delivery by modular construction of a new connected block. The design successfully retains the heritage of the historic building and seamlessly integrates the new build element to deliver 34 new homes and enhance the distinctive character of Royal Arsenal.
The site access was very constrained and the public realm surrounding the building had to be delivered quickly in preparation for the opening of the neighbouring Woolwich Crossrail Station. Using modular technology enabled the team to deliver this stunning building to a tight deadline and with limited disruption to nearby residents and commercial tenants.
The high standards of fabric energy efficiency delivered by the modules, combined with the reduced embodied carbon from the lighter weight construction and retention of the existing building, make this a best practice example on how to reduce the environmental impact of delivering homes that should be replicated elsewhere.
